This is scary. The San Francisco Chronicle reports that lenders are sitting on hundreds of thousands of foreclosed homes that haven’t even been listed yet. If this “shadow inventory” hits the market, we’ll have a new definition of bottomless pit.

In addition, an investor that is holding a non-performing property may be able to mitigate tax consequences due to COD (recourse and non-recourse debt) with 1031 Tax Deferral Strategies.
Also, there are 1031 Tax Deferred Exchange Strategies utilizing "Seller Financing" that can help the investor defer much or ALL of the taxes on the sale of the relinquished property.
