There are 1031 Tax Deferral Strategies that can help an investor purchase discounted valuable REOs and also take advantage of discounted non-performing loans. They can structure the purchase of the notes now; and acquisition of the underlying property and buy themselves enough time to sell their relinquished property.

In addition, an investor that is holding a non-performing property may be able to mitigate tax consequences due to COD (recourse and non-recourse debt) with 1031 Tax Deferral Strategies.

Also, there are 1031 Tax Deferred Exchange Strategies utilizing "Seller Financing" that can help the investor defer much or ALL of the taxes on the sale of the relinquished property.
